QUALITY OF ANALYSIS

For estimating ECO-Graphi0’s construction costs we compiled cost data from RS Means and manufacture quotes/prices that we researched. Because this is a large conceptual building we chose to use a parametric assemblies estimating method organized in the Uniformat II standard, rather than an bottom-up estimate organized in the Masterformat standard. Costs for traditional assemblies were taken right from RS Means Assemblies Costs 2018, and more critical and unique assemblies were estimated in more detail. Design and construction fees were estimated from RS Means averages and with our site being located in Blacksburg, VA we also used the recommended adjustment factor for nearby Roanoke, VA of 88.3%.

UP FRONT AFFORDABILITY

As we modeled our building in OpenStudio we generated prices for alterative systems/assemblies to see how they effected the overall construction price. In the end we generated a total estimate of $9,880,878 or $210.86 per square foot. Compared to the RS means average for commercial office buildings of $190 per square foot, ECO-Graphi0 is 11% above average construction costs. See Table 2 for a high level summary of our estimate.

OPERATIONAL COST ESTIMATE

While we were looking at construction cost tradeoffs during the energy modeling process, we were also roughly estimating the operational cost savings for each change that we made. Our rough estimations took into account reduced electricity and natural gas usages that would occur in a traditional building on a dollar per MBTU basis. Items with the most savings comparatively were then put altogether in an iterative process that resulted in our final design. This is discussed in further detail within the EUI Documentation Summary at the end of our report.
